Strugling to complete on time.

In the main: due to complete tomorrow, have asked solicitor to delay till Monday as I have been let down but will definately be out by then.

They have got back to me saying it is a breach of contract ( no surprise there) and will ask the buyer if they will let me stay/rent until Monday.

In anybodies experience, what is likely to happen and what can i expect to be charged if at all. The buyer aims to tenant the house so does not need to get anyone in ASAP.

So I know it's a bummer for the buyer, but I had to agree to THEIR completion date, and at just a weeks notice. That said, will they let me stay another couple of days?

    The time to agree a completion date was at exchange. If you had to agree to their date then I would expect that they want tomorrow for a reason.

    Failing to give vacant possession is a breach of contract and they can pursue you for all costs they have incurred as a result.

    If the buyer just wants tenants and loses then because he can't start the contract on the agreed date, you could be liable for his loss of rental until he gets new tenants and any extra marketing costs.

    If his mortgage offer will expire tomorrow, then he might not be able to get another mortgage - your liability could be large.

    It is in the buyer's hands, but if he says no, I would pack put your stuff in storage and get a cheap travelodge for the week end.
