an EA with rather too much poetic licence?

Just seen our house up on RM.. went up this morning.

The EA has said that we have a refitted kitchen, bathroom, and banister/railings on landing.

Now I had the kitchen put in 3 years ago, but the other stuff was done when the house was renovated in 2000... The house itself was built in 1850, so you'd expect some kind of renovation work.

Is the EA a bit cheeky on saying that some of this stuff is newly fitted?

Also, all room measurements are in imperial only, should I ask for metric conversions? It's an ideal FTB house, so most young people relate better to metres these days (I know I do)

Also, when EA came round to take photos, she said the outside one may be a bit rubbish because we are on a main road and it was rush hour. I said no problem, I'd take one later and send it to them. They went with their own pic, which has a couple of cars in the foreground, and my pic is much nicer. Can I get them to use my pic instead? I'm not sure about aspect ratios to go on RM.

    Within reason you can ask them to do whatever you want, YOU are paying them, phone up and speak to the principal not some junior in the office.

    You are employing them. You decide what you want, & tell them :D
    If you like your photo more, either ask them to use it, or to come back & take another.
    Yes, I'd want metric & imperial measurements, as well as floor plans, & total m2.
    Atleast in the description they didn't say recently refitted. ;)

    Err, the banister is noted as 'recently fitted' and 'newly fitted'.. although not the kitchen or bathroom.
    I'm noticing other anomalies as well (e.g. gas cooker and oven: our oven is electric)... I will detail the changes and let the EA know.

    You do need to let them know, did they send you an initial draft of a brochure to sign off as correct? They could be in serious trouble under property misdescriptions act! Anything you notice as not correct, you need to get changed as it may only serve to alienate any potential buyers. Not really sure what your EA is playing at, it really doesn't take long to get a brochure properly checked!

    Is it an agent with an office or is it just a web based one? If it's an office one, I would have thought they would produce a brochure for you-I might be wrong though! Either way, they should have given the description to you for checking over, it's all about covering their backs so I'm surprised they haven't done it.

    Property Mis-discriptions Act is there for a reason to stop EA's from putting 'flowered up' wording. On the front page of the brochure when they are giving outline brief of the property, they can put it in speech marks to cover themselves as this means it's only in their opinion. After that everything has to be accurate. Even if something was fitted this year, they should only but 'recently installed'.
    The imperial room sizes - the system they use such as Dezrez has the option to do both imperial and metric
    When they send out the terms and conditions they should also send you a proof copy of the brochure for you to read and amend if something is incorrect.
    As to the photo - you have every right to change any that you want - we have vendors doing that all the time and we always oblige, because if it looks better you have more chance of getting viewings

    You are employing the agent, you are paying the agent, and you are the agent's client.

    Within reason, what you say goes.

    You want imperial and metric? Tell them.
    You want your picture used? Tell them.

    They shouldn't be putting the details up on the websites, or in the brochures, without you signing off, to ensure that matters like this don't slip through, and leave them liable to a Properties Misdescription enquiry or fine. They should be doing this for their own peace of mind as well as for providing a service to you.

    Correct everything, and tell them.

    It's a proper office, 5 min walk from the house, occupied by 'blonde' EAs (we are in South wales valleys afterall!)

    In our experience of buying, we sometimes got brochures, but generally not too bothered as it's normally the same info that goes up on RM.
