It comes down to supply and demand. The scummy student house we took would have been snapped up by someone else the next hour if we didn't sign - awesome location and many people wanting it!
It really depends on the rental market of the area. If there's lots of properties, rent price drops etc... then a LL won't mind doing the work before you sign. If rental demand is high, then sometimes you just have to sign and do the work yourself!Should've = Should HAVE (not 'of')

            Sounds stupid, but I guess how fussy you're being depends on how much you're paying.
When I lived in cheap student places I knew not to expect very much, but also knew the landlords weren't bothered about me fixing this stuff.
If I was paying "full whack", I'd obviously be rather more fussy about it...0 -

Weird I agree. If you get them to pay to do the cleaning / oven etc. now they'll expect it as provided professionally cleaned at end of tenancy.... you're better off accepting the scummy house, getting the scum on the inventory - pay for it to be sorted (after you have a rowdy messy housewarming party) then when you leave and have the mess of moving out leaving it as found - all the tenancy requires....0 - 
            Nothing will get sorted AFTER you've handed over the dosh! What did you expect?0

            It is let by an agent and he came today and did an inventory of everything wrong with the property with me, he agrees it's not acceptable but also says that the landlord is a decent guy who would rather someone is happy in the property, than just giving cash.
I am maybe naive but haven't rented anywhere since I was a kid, I am in a rush to get out of an abusive marriage so excuse me to all those who seem to think I have been stupid :rolleyes:
My asthmatic child is the reason the house will be blitzed before I move in.
The house has a drive for two cars.. a beautiful grassed garden front and back for the children, on a quite cul-de-sac in an affluent area. It is near a fantastic school, and benefits from a coastal walk and the sea very close.
I will make do if I have to, but I would prefer these are sorted without me spending my cash.:cool:0 - 
            Someone I know had a similar situation where their flat hadn't been cleaned properly (probably not nearly as badly as yours) anyway they got the agreement of the letting agent to clean it themselves and billed for their time...0

            why would you want to rent a place when its as minging as that,,there are lots of credible props to let as the market is flooded with lets,,surely you have got a good choice at the moment0
