Selling on the cheap

Hi

We're considering putting our flat on the market but really want to avoid massive estate agents's fees. As we're not likely to make masses of profit on the flat, we want/need every penny to go towards our deposit for the new house.

Does anyone know of any websites/companies etc that have low marketing fees? Any tips people have about selling privatly would also be greatly appreciated.

    I think if you go down this sort of route you need to be totally hot on your asking price, being prepared to take responsibilty for it rather than suggesting it's not your fault that a house isn't selling. Likewise with presentation and not overwhelming people when you conduct your own viewings; we're not interested in how many plug sockets there are in every room on a first viewing!

    House Network will take loads and loads of photos of the house - you can filter these down, sometimes people don't and you'll see 30 photos on rightmove - I think it's important to make people want to view rather than feel they've already viewed a house, so if you do use House Network, it's worth working out how to reduce the number of photos down. Also if there are photos you don't like, you can email them some of your own.
