Hiya
My friend wants to sell her house ASAP. She hasnt had a lot of people coming to view but really wants to get shut of it now so she can get rid of her Ex too.
Can anyone recommend any of the companies which buy under the market value...saw one advertised on tele which offered 10% less than market value (think it had a little super hero cartoon character?!) but cannot remember the name to tell her.
Thanks in advance,
Zoe

To be honest, I would not recommend your friend dealt with any of these companies. They are awful to deal with for the most part, and may well offer 10% under market value to start with then drop that to 40 or 50% a day before exchange when they feel they have your friend over a barrel. If she's desperate for a quick sale and doesn't mind chopping the price right down, she would be better off going to a local auction. If you can find a reputable one with a good record then at least when the hammer falls she knows the price will not be lowered. Whereabouts are you?Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

There's been two or three threads in recent days asking about these companies, and very few people seem to have anything good to say about them, nor have any 'recommendations'.
If your friend REALLY wants to shift the house, and CAN AFFORD to drop 10, 15 or 20% off the market value (or its current asking price), then try doing just that with the current selling agent.
It could be overpriced for its market at the moment, hence no interest.0 -
Thanks for this all.
Amy we are in Halifax, West Yorkshire.

There's a really good one in Yorkshire called Feather Scales Smailes, they hold a lot and have a good success rate. Googler is right though, it's likely that a big price drop could stimulate interest.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

10% off market value will be subjective...
If she's not getting many viewers or any offers, she's not pricing it at market value, and needs to drop the price massively.
Home buyers will probably offer 40% below what she's got it on for now!!Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
Thanks. I have sent her the link to this and she will read them all!
Thank you again!

none of them will give you 10% OFF THE ASKING PRICE its the market value which is very different.
given houses are overpriced around 15% add on the 10% and you can take 25% off the asking price.
Where is the hosue in Engladn and how much
If it is in the North East and valued under 90,000 i will possibly buy iti buy houses ........... any condition.0 -
Stage 1 of their regulation starts today.
Steer clear of them. reduce the price with an EA and it will sell. Ask EA if they know BTL if you want to stay in it.0
