Debate House Prices

The "Sale Agreeds" and "Under Offers" are turning back to "Availables" on Rightmove. Usually with a price drop to boot.

Its all there in Property bee. Just as I predicted.

Tee hee - hoo hoo -haa hee. Timber etc...

    ive noticed about the same level of sales falling through throughout the last year- no increase?

    one thing though- several examples of new builds being priced up (sometimes by as much as 25%) then straight after being labelled sold? but then they are back on the market again? pr stuff by developers? :confused:

    not surprised - mortgage approval criteria is strict at the moment.

    I've been Money Tipped!
    I called about something that I've called about twice before. Nice price, has been SSTC twice before, was re mailed last week, called Monday, sle seems to be on again. It must be shockingly stressful for the vendors.

    Gazumping in action. The house as to be taken of the market and put back on for the new bid to be accepted.
    That is how they are getting passed the illegals of it.

    Obviously this will not be the reason for ones staying on the market after coming of SSTC, but ones coming off and going on then selling again, gazumping its the likely scenario.

    Nope I know an EA. Gazumping is illegal for a seller to do. The only way round it is getting the buyer to up their offer or taking the house off the market and accepting the offer from another perspective buyer.
    (not nice but a lot of Sellers are doing it, and getting burnt EG sale at higher bid falls through:))

    Just done my weekly Rightmove search. 386 properties for sale or sold. Of those:
    19 new on
    9 gone from available to sold or under offer
    0 gone back to available
    5 price drops
    1 price increase (£5 :confused:)
    1 new on and sold at the same time. Why do EAs do this?

    Does that account for the price drops then? I was under the impression gazumping was supposed to make the vendor more money not take it away. But then again I'm just a renter so what do I know.:money:

    Of corse ones going back on the market and staying on at a lower price are not gazumping.
    But to ignore that gazumping does and is happening is wrong.
