Living with my ex, house won't sell! Advice?

    To be fair, we don't know why it didn't work.

    One might just as well tell a bloke to keep his !!!!!! in his pants as to tell a woman to keep her knickers on.

    Thankfully, millions of years of evolution have resulted in neither doing so. ;)

    The house has been up for sale for 3 months and we've had no viewers. It's a FTB house that is ready to move into but unfortunately people can't get mortgages these days.

    Reduce the price
    The days of reckless lending and 125% mortgages have gone and so have the house prices.

    If the value of the property has fallen, a fair split may be for the person leaving the home to pay an amount representing half the loss in value to the person remaining. With this amount used to reduce the mortgage, the lender may consent to one person taking on the smaller mortgage alone.

    eg (made up numbers). home bought for 120k in 2007, 10k deposit, 110k mortgage, now on market for 110k, no offers suggesting a realistic offer may come in at 95k when property is on market at 100k. So there has been a 25k loss in value. If each party takes equal share that is 12.5k. So the leaving party pays 12.5k to be rid of the obligation of the mortgage.
    The mortgage could then be reduced to 97.5k. The lender may allow a transfer of equity if the remaining party has sufficient salary.

    You're right about
    Ivrytwr3, I thought these forums were for friendly and helpful users!
    In my own defence I had been with my ex-partner for 15 years so it's not like we rushed into anything! We just grew up and grew apart unfortunately, life's too short if we're both not 100% happy to just stick it out. We aren't married and have no children so it's best for us to split up.
    I am going to take your advice and write to C&G and explain the situation in hope that they'll take pity and let us rent the house out -preferably on our current deal. I tried ringing them but it's almost impossible to get to speask to somebody with enough authority and knowledge to tell me whether it's possible over the phone, they're sending me out some forms to fill in :(

    If they don't let you rent can one of you not stay and rent a room out?

    Rightmove link would help the very knowledgeable people on here give you some adive (and a lot of FTBs browse these boards, you might even get some interest!).
