Just tell them your offer of £175k stands until 14th July, you're a CASH buyer, and looking to complete very quickly. After this date, you will walk away.

    Agreed......................

The house is in Warrington and needs 11 window and 2 doors, Central heating, Kitchen, Bathroom, 11 internal doors, re-plastering in the kitchen and bathroom. Then we also have decorate and re-carpet throughout(not included in £24k). The house was built in 1968 and I don't think its been touched since.

It's defiantly worth considering but the £7k would make a huge difference to us having a home or a shell

Why does it need new internal doors: are they warped or rotten? You could do it for less than £24K if you learn a few new tricks yourself. Kitchens are not that hard to fit (just slow), ditto tiling. I wouldn't personally touch plumbing or rewiring. Second hand kitchens can be found pretty easily on eBay or Freecycle, and even new basic bathroom suites are next to nothing.

Thanks for all the reply's. Things have moved on a bit since yesterday and we have had an offer accepted on the house :j they have accepted £180k but the sellers will also pay the stamp duty.

Think they might need a calculator to divide that between 4

They're going to be upset then when they have to divide the selling costs between them...
