Solicitors understand the legalities better than the 'man on the street' so maybe they can get round this unfair system.
Solicitors do not understand CT, a Chartered Surveyor would be the professional best able to advise. However as they don't come cheap and there is no way round the 6 month time limit for appeals, it would not be money well spent.
Phone the actual VOA caseworker who sent the letter and ask them directly why your house is in a higher band than other similar houses. If the facts are as you claim, with a little polite persistence, your band may be reduced.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

I'd certainly agree with that.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.0 -

I found this because I have also had a letter from Randall & Vickers and ran a google search. I rent my property from a private landlord and knew nothing until I recieved this letter about the rebanding. Would I need to seek rebanding myself or my landlord? Is there a way to do this myself and receive 100% if entitled? What should I do next? Advice please.0 -

It's the current occupier who is entitled to ask for CT rebanding. So providing uptonden still lives there and the property is not an HMO he should apply directly to VOA. If he's been there less than 6 months he can make a formal appeal, if not he'll have ask them to check the band giving them reasons why he thinks it's wrong.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Any genuine success from Randall + Vickers ?
I've had their standard letter through today, I'm interested in that I applied directly about 4-5 years ago for a rebanding due to indentical properties on my street in lower bands. I was summoned to appear somewhere miles away with documentated evidence etc. I bottled it and didn't fancy a trek miles away with not really a lot of evidence other than what I'd already told them about the other properties bandings on the street. So anyway I got a rejected letter through the post once I told them I wasn't attending.
So could this R+V get any further and I don't appear to have anything lose ? i.e. no upfront costs, no win no fee ?0 -

As it would appear that your original appeal was dismissed by a Valuation Tribunal, VOA will probably tell R & V just that and it is doubtful R & V would pursue it any further.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

I have just been clearing out some paper work and found the letter I got from R&V last year. I am thinking of contacting them. After I received it I decided to try and claim myself. An officer came out and my claim was rejected. I do know that my next door neighbour was successful through R&V and a number of other houses on my estate the same size as mine have been banded down.
There were some minimul differences e.g. I have a tiny kitchen extension which was to bring it up to minimum Building Regs. As the other houses were at the end of a terraced block their kitchens met the minimum standard already. I did contact the VA to ask why? Got told to contact another individul by e mail. She was on holiday and I am still waiting for the reply. Have my options run out? I am thinking of trying RV now I've found the paperwork.0
