Landlord Selling up

Hello people
Just a quick one. I currently lodge in a house which I have a double bedroom and my own bathroom and then shared facilities for the rest of the house.
However I have NEVER signed any agreement expect a vocal one to say I will pay rent on the first of the month etc and to give a month a notices if I want to leave however my landlord is now selling his house but not given me any notice yet.
The question is do I have to give him any notice as long as my rent is up to date or can I just leave? Secondly can I stay until he gets a notice of quitual from the courts If I want to make it hard?

Given that your landlord is selling up, I would put it to you that he will be selling the house "vacant" so he will want you out. As you are a "lodger" and not a tenant on an AST then he can give you "reasonable" notice to leave. After that you could find your stuff on the front garden and the locks changed. I would hope that you would get one month's notice, preferably in writing, since you are paying monthly. I think it's time to look for somewhere else. All IMHO.A house isn't a home without a cat.

Move out whenever you like - When and if he agrees a sale, the buyers solicitor will require a signed declaration from any adult living in the house not party to the sale that they will move out on the agreed date. All the power is in your hands, so don't worry about anything.
One thing to consider though is if you are paying your rent monthly in advance, to say to him that as the house is being sold, you would rather pay weekly in advance, this would limit any potential losses you might suffer (unlikely as it is), he is very unlikely to want to throw you out though as he would be unable to let your room to anyone else as the house is on the market.
To sum up, Move to weekly rent, start looking for a new place, move out when it is convienient for you, don't worry about the notice period.
All of this assumes he does have a deposit from you - if so tread more gingerlyUnless it is damaged or discontinued - ignore any discount of over 25%0 -
