Just looked back in my emails - we used Hips4u. We were already on the market, so it wasn't delaying us from getting on the market. However we commissioned it at end of Dec, right around the busy Christmas period. The day after we paid for the HIP, the energy assessor came to our house. The full HIP was with us within a week, so we were very pleased with the response.
Pinkshoes - I know £20 is £20, and believe me I scour the internet for best price on anything I ever buy, even if it means saving 20p lol!! But for all the time and effort involved, in this case I'd definitely say the additional £20 was well worth it I think :-)0 -
Unfortunately, you CANNOT download 'Official copies' from the Land Registry website, unless you have an account with them. Please check your documents, as they will have a disclaimer on them, which confirms that they are NOT official 'OC1' copies. If this is what you have used, your HIP is non compliant. You can order an OC1 over the telephone - but you cannot download it. Oh, and the price of these increase as of tomorrow.

Can I ask how many hours work in total to get your HIPs done?A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -

As of 6th April of this year the sellers HIPs has to be in place before you can legally market the property, but I agree with the previous post that it does seem a revenue exercise, I very much doubt a seller pays much interest in the HIPs, its more for the solicitors eyes I suppose.Rock on MSE!!!0 -

to be honest not much. The forms take a while to fill out (1 hour or so), but a HIPs provider would need you do to these as well. But i would estimate and 5-6 hours in total spread over a week.Rock on MSE!!!0 -
That was really informative and it is great that you have gone to the trouble of sharing the information with everyone. Agreed, the savings are minimal, but for someone who has the time and wishes to do it themselves then the information with links is a great reference and starting point.

Well, no not really - a 'basic HIP' needs to be in place before you can market your property. ie:
index
piq
epc
sale statement
title docs
Thats it - no delay for marketing once the EPC and PIQ have been completed (within 24 hours usually).0 -

I have just finished compiling my own HIPs but the estate agent I was planning on using for the sale says it must be validated by an official registered HIPs provider. Any advice? All of the HIPs companies that I have tried have said that they will only prepare the HIPs from scrath, they will not check or "validate" an independant pack.0
