Management companies

I pay 90.00 per month for the management of my appartment.. i have just got a bill for 180.00 for the passed 2 months.
I am annoyed because the garens are a disgrace and look unkempt, with weeds everywhere, i wandered if i can deduct the garden fee from the said monies as it is a disgrace and it peeves me to think that someone is making easy money.I am going to call them tomorrow to discuss.Has anybody else had this problem with management companies that just take the money and do very little in return. I know you can manage it yourself if everybody in agreement but thats not what i want to do really..thanks for any replies in advance

You need to contact them when you become aware of the problem, not two months down the line.
I dislike management companies with a passion (Peverel in particular), but I do accept that they cannot remedy a problem that they are not aware of.Gone ... or have I?0 -

That is true. I was talking to my neighbour last week who was moaning that the lift hasn't been working for weeks. (I always use the stairs now so hadn't noticed). I asked him when he had reported it and he looked at me blankly... he assumed they would know?
Solitaire manage our block and the are (mostly) good at resolving problems when they have been reported.0 -
I have a management company at the moment.
I have had problems with the tennant not paying her rent for the last 3 months.
What has the management done about it, absolutley nothing,I have to ring them to find out what is going on.
I did get them to start eviction proceedings (after much agruing)
When and if my tennant leaves, then I will change the agencyOwing on CC £00.00 :j

That's a different kind of management company.
The OP is discussing the management who actually manage the entire block of flats i.e. buildings insurance, cleaning, gardening etc....
I think you're referring to a letting agency???
Ladybird, how many flats in the block? Would it not be worthwhile collecting email addresses for every owner, then problems can be reported quickly and done via group discussion?
Do you not have directors on a management team who own the flats, then employ a separate management company to run the block? This is how ours is done, and it works very well, and involves just a few emails from the directors.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
I have so far had dealings with two different MC and generally I find they do as little as is required, nothing more. To be fair the first one was absolutely horrendous and wasn't ARMA registered either which means they can get away with even more! But I do think there should be more regulation in this industry and soon! Even ARMA registered companies are getting away with far too much.0

I forgot to take the phone number into work today so nothing has been done, i wont forget tomorrow though. The development is of 4 flats and 5 mews and 2 detatched. The flats are heavily penalised i assume because of they are in an old building, whereas the houses pay only 27.00 pcm...could we manage our own flats and leave the houses to themselves , as i cant see the people that pay 27.00 being that concerned as opposed to our bill of 90.00 for the flats...0

I would think so, normally flats in a block share building insurance so will share the same MC but the houses will be separate won't they (although I've never heard of any houses paying maintenance to a MC before).
We have other blocks of flats that belong to the same development that either do it themselves or use a different MC. You would save so much money doing it yourselves but it requires knowledge, time and hassle! I personally opted not to do it myself but I'm sure you can always seek advise if you did want to.0 -
i would imagine the other houses pay a fee for the landscaping(if you could call it that) and to keep the private road/parking area tidy and maybe payable to the street lighting on this self enclosed development????...0
