Villa Rental Direct from Owner - Pros & Cons

I am looking to holiday in Florida this August, & am trying to get exactly what we want for our holiday without paying over the top. To this end, I've been looking to rent a villa, directly from the owners rather than through an agent. What worries me though, is how do I know I am dealing with a genuine owner? I can't imagine anything worse than paying our money, then turning up on our dream holiday to an address that doesn't exist, or has someone else living there. What proof/paperwork should I expect? What sort of contract should I have? Can I insure against any problems? Is any possible saving worth the possible risk? Does anyone have a villa? or a recommendation? Thank you :beer:

There are various villa rental sites,an earlier thread listed a few.
I've used VRBO a few times and my guidlines are:
1) Look at the web site for any pictures\Guest comments
These could be fake though, but can give an idea.
2)Is the villa popularly booked, look at their calendar
Again could be a fake, but if it's popular there must be a reason
3)What are the cancellation conditions and how much deposit do they want?
Compare with other villas, should be say $50\100.
4)Email to ask a few questions, are they responsive?
5) Check Tripadvisor, some have comments on villa rentals.
There is no guarantee but even if you went through an agent and the place was a dive you'd probably find it hard to get any recompense.
I never expect any 'paperwork' just an email with info on how to get there, where the key is etc.

There are lots of villas on offer there. However if look at No 2325 you will find it has a British based owner and I know this is genuine as it belongs to someone I know vaguely. I have no connection with this person and cannot recommend it as I have not stayed there however the prices seemed reasonable and you can talk to the owner direct.0
