Hi All,
Looking to put my house on the market after the Easter Break. Has anyone sold their house through SmartMove 345 (based in Bournemouth and Southampton?).

I've noticed these lot inthe last few weeks with a few signs appeariing round Bournemouth(and some painted Smart Cars....). Was wondering myself given the price compared to normal agencies. Do seem to be using rightmove which is a start. Had 1 agent (who I assume is fairly new) with a 1% rate and no tie in yesterday value our place0

indeed, took the plunge today, we're not desperate to move but would like to so took a gamble, other agent offers were 1%, 1.5% and 1.5%(on a special down from 1.75% as they are so confident it will sell). All valuations on the same figure. Getting sucked in by the literature smart move offer but where they mention that 80% of all property sales now start from either a phone call or internet search rather than visiting a branch, I've got to agree. Not one of the ones we've asked to view or ask for details has been anything but telephone or internet so far, not even got a clue where most of the proper agencies have offices in area we are looking. £345 gamble but am going to put it on the private market too using links from other topics, at best we save £3k+ at worst we've lost £345(thouch technically they market till sale)0

I used Smartmove to market my house- I had a fair amount of viewings but I got talked into marketing it with another agent on a dual agency basis. The second agent ended up selling the house for me.
The second agent did seem to market the property more aggresively than Smartmove but I still think it was more a matter of luck that my purchaser knocked on the second agent's virtual door rather than Smartmove's.0 -
Thanks for info. I was alos intrigued that smartmove warned about agents claiming they introduced sellers even if sold via smatmove and then claiming their 1.5% as the introducer as both had the client on their files. All a big con if that is the case between all agents0

12 days in, though due to the bank holiday we've officially been marketed for 7 days now
10 viewings (2 repeat) all conducted by ourselves
1 expression of interest as soon as they sell house
1 cash buyer had 2nd viewing yesterday. Meeting him personally to discuss offers today
2 cash buyers booked in with repeat viewings
Someone sent me a PM about them and I tend to agree with them. SmartMove do very little apart from get you on Rightmove and funnel/arrange viewings for you. If you have a good marketable house that doesn't need someone to bullsh*t about what is good/bad to get people through the door, you should be OK. If your property isn't strong/aesthetically pleasing enough to get peoples interest from an internet advert then it's likely a waste of cash. Happy so far, and hopefuly even more so in next few days!0 -
Hi Guys,
Decided in the end to go with Enfields.....am in contract for 6 weeks, managed to negotiate fairly good rate.
Been with them for one week and had two viewings. May decide to go with Smartmove if house does not sell in 6 weeks.
Agree, most comments from Friends that have used them - they seem to arrange a viewings through adverstisment on Rightmove.
Will have to wait and see,

hb, what would you call a "fairly good rate"? I'd like to know what they can be pushed down to.
I can't get anybody below 1.4% which I think is very very expensive for what they do.
