Looking for advice regarding renting.

Hey all just a question need help on.

My girlfriend and I are looking to rent a place soon, looking about at the moment.
Will most likely be via letting agency as thats what mostly seems around the area just now.

Question is in regards to the credit search, i have been looking thru this section to see where i stand.

I have 0 ccj i have 0 defaults. i do however have last year on my credit file 1234 in relation to a loan i used to have. It is in theprocess of being disputed at the moment.

Am i right in saying that this should not cause TOO much of an issue in regards to their credit check, as from what i can make out its really just checking ccj's defaults.

Any help would be appreciated before I/we begin as dont want to be paying fees etc and then i get declined.

Also i dont know if anyone can answer, due to this possible problem, would it not be ok for my OH just to rent it in her name via agency, me obviously live there and split bills etc. Is that a viable alternative or because there is 2 of us they will only rent out to us both and not just in her name.

Sorry i have never rented before so i am clueless.

If you are a poor credit risk, then notify the letting agent and offer a guarantor should the credit check come back averse. I'm not really familiar with the problem you describe and impact on it.

A good letting agent will only allow a single tenant on the AST if their wages are deemed sufficient to afford it on their own.

The problem with a single tenancy when two people live there is the person not named on the tenancy agreement has no security of tenure, they are like a lodger akin to a guest.

Best thing is to have a chat with the agent so he lets you know the options and potential for just your g/f on the tenancy agreement.

Cheers for the advice Jowo much appreciated, It aint like i got a bad credit file, only problem is these 1 2 3 4 as mentioned before. no missed payments on any commitments i have.

OH gets paid well so im sure if it came to it wouldnt be an issue to get it on her own. aint much risk of her throwing me out:P

    Thanks again
