With the agency it was wrote into he tenancy agreement, I was that desperate to be housed I would of signed anything.
Private LL, it was just a verbal agreement, but as I said, he doesn't turn up.0 -
as many of you know, i have been a LL for nearly 10 years. i usually say to new tenants that i would like to inspect in about 3-4 months. if the house looks good, then i usually dont bother to inspect for another year , sometimes never again.
I play inspections by ear - if tenants are cooperative and do bits and pices of their own DIY and communicate with me, then i probably wont bother doing a 2nd/3rd inspection but if they wont cooperate/communicate i am starting to wonder why not and i wlll ask for an inspection just to see what is going on
i think inspections are a difficult area - it is an infringement of privacy - it is akward. but, there i think most tenants understand the initial reason for the LL checking on their property.
I also ask my gas engineer to keep a bit of a watchful eye out for anything he thinks i need to know.....
i myself have been a tenant since october last year, and i have never allowed my LA into my place afer i moved in - he is rude, officious, and unprofessional - and i dont have to let him in (legally) ... but i do have a great relationship with my LL0 -

They can write whatever they like in a contract. It doesn't mean it'll hold up in court.0 -

You sound like a real miserable git. Once every 3months - a landlord who comes round to check everything is ok and you'd demand money off the rent? :rotfl:Well done you!
Let's assume landlord is there for 30mins, out of a 30day month - so 1/1440th of the month. Assuming you're paying £500/month, you'd charge them 35p. Hahahaha!
Personally I'd try and keep a decent relationship with my landlord rather than get petty. That way they are more likely to help you out when the roof leaks, or the boiler breaks etc etc.0 -
Quick Q on this. My LA inspects every 3 months - house is spotless but they say it's to ensure no maintenance is required. I'm OK with this as I work from home and it's no hassle and they are a good LA and I have a great LL.
However, the letter they send to give me a months notice for the inspection states that I do not need to be in as they will let themselves in if I am out. I'm always in so his has never been needed BUT is this acceptable? Just curious!0 -

Your decision. If you feel you have a great and trustworthy LL then yuo can say that is fine. However, I understand that you can insist on being present and they would need to abide by this.
I've had one LL I let access the flat to carry out maintenance whenever she wanted (she was equally accommodating and got things done quickly) and another that I would insist on being in the house at the time.0 -

Cheers! I'm fine with it all but sometimes being relaxed about stuff means you can be unaware of "legal" requirements. I'd rather a good LL and LA visit regularly than a crap one never showing their face!0 -

As often as it is acceptable to you - you are entitled to quiet enjoyment of the property and its up to you when you allow them access, if at all, after they have given you 24 hours notice.
Communication is key - if you feel its excessive, politely tell them so and outline your preferences and your right by housing law to live undisturbed. If they ignore you, change the locks and put the original back when you leave. Obviously, if the landlord is annoyed, you risk being evicted, even though the landlord is in the wrong.0 -

The letting agent comes round here about every quarter or six months, it varies a bit. She knows it's not necessary, I know it's not necessary but I guess they have to keep doing it as it's in the contract they have with the landlord and they've got to justify getting their commission. I would never let her in without my being present.
We make the effort to be extra clean and tidy. She always says she doesn't know why she needs to come round as it's always fine.
It's a pain but I look upon it as a chance to get to know the agent a bit, I always request the same senior person come round. That way if ever there is a dispute then I hope she will see my side, she certainly knows I keep good records and that I know a fair bit about tenancies etc, so hopefully she would tell the landlord what he is up against if he ever got out of line.
Certainly the previous agent must have gone into bat on my side of the deposit, as the landlord backed down from the one silly but large deduction he wanted to make pretty fast.
Also I'm creating a good reference.0
