rent_and_buy it sounds like you are off to a great start. Good luck with the tenancy (however hard you prepare you still need a little bit of luck).
Could I just give you one piece of advice? If you are going to be a LL then I would strongly suggest that you learn how to spell tenant.0 -
We had a landlord once who left a folder with all the instruction manuals for everything in the house, contact numbers, and local takeaway menus. We now try to leave a pack of takeaway menus for the new tenants when we leave a house (so nice to be able to call for a pizza when you've moved if you've changed areas)
You seem to have it all sorted
Leaving a toilet roll or two is also a nice gesture
Edit: And also letting them know things like which day is bin day is helpful.0 -
The paperwork from the deposit scheme can be downloaded on the day the tenancy deposit is registered. The OP has been regularly posting of his plans for this tenancy for a few months, gathering advice as he goes

But now you point it out I note many of the points in this thread are already listed by the OP in the other threads, like Give them instruction booklets(copies) for boiler,alarm etc and also show them the stop !!!! from the OP's post here:
