how much notice to landlord

hi all

We have signed a 6mth lease contract which finishes at end of Aug. Are not going to extend as we have bought a house. I have looked through the contract and cant see anything about notice. I dont want to say anything too early as the contract says I have to allow access for prospective new tenants to view and I do not want 2 months of having viewings.

When we signed the contract the agent said they would be round in 3 mths to inspect and get us to resign but havent heard a thing from them.

When do you think i should say we are not extending the lease?

    I expect they'll be in touch before the end of July to check anyway. Following advice assumes property is in England.

    If your agreement is for a fixed term (eg six months), you can leave on the last day of the fixed term without giving notice. But you must ensure that you do not stay even one day over, or you will automatically become a periodic tenant and will have to give proper notice or come to an agreement with your landlord.
    If you intend to leave on the last day you are not legally required to give the landlord any notice, but it's usually a good idea to do so, to avoid any dispute about when you actually left."

    You don't have to allow viewings though obviously its a courtesy - many tenants find their next property with the previous tenants in situ so its always a shame when they then cite privacy and inconvenience as to why they won't permit the practice themselves when they are in the property (this is a general observation, not a pop at the OP).

    You can always stipulate your preferences or refuse access entirely.
