House buying- HIPS and optional searches

Hi,

I am dipping my toes back into the market after a house sale fell through 2 years ago just before the market disappeared out of view!

My question is this- do I need any of the searches my conveyancer is offering (drainage, environmental and planning) or should some of them be covered in the HIPS.

It hadn't occurred to me to ask the EA for a copy until right now.

Any advice welcome

    All the searches you have mentioned will be in the HIP. Your convenyancer may wish to include additional searches (if not already included, but some will have them) such as chancel, mining etc.

    If the property was placed onto the market pre 2007, there may not be a HIP in place (although there should be an energy assessment).

    If the property has been on the market a while (highly likely) the searches will have to be redone.

    Also dont get through your estate agents its often alot cheaper through your local solicitor

    Not by you however. You have complied with the HIP regulations - there is no requirement for you to refresh the searches.

    The searches may not be accepted by your buyer's lender/conveyancer if older than 6 months. It is then up to them to pay for new ones.

    I am the buyer.

    The searches are all in the HIP but they were done in October of last year.

    I can't see a reason to do the drainage or environmental searches again unless there is a legal obligation to do so.

    Your solicitor will cover his back and legal obligations on the house you buy. He will need new Council searches but may be not drainage & water. He may want other searches depending on area.
