What do conveyancing solicitors actually DO?

I'm sure its the norm, but our solicitors has asked us for copies of all docs reating to the flat we're sellling - lease hold docs, building regs docs (we had some work done). hip etc and the list goes on.
I thought they had to do 'searches" for documents with land registry and stuff. Clearly not. Just seems (from the WAD of information I'm sending back to them) that I'm doing a lot of work getting everything together and paying someone else for the privilage.

Many documents can be obtained from the Land Registry, at a cost, usually a fairly reasonable one. Searches are to check that no other interests are registered and these were originally done by the buyers solicitors. The documents are requested by the buyers solicitors as the lease documentation may not be anywhere else. Building regs can be got through the council, a few weeks and a few pounds, or would you prefer to look through your paperwork and produce it yourself?
Selling a house does mean getting a bit of paperwork together, and paying for insurance when you can't find all the right bits.
Hope your sale goes well and that your solicitor impresses you when the time to exchange contracts comes.0 -

Yeh, I was only having a minor rant really. She's very nice and they seem very "professional". Just photocopied out! We;ve never "sold" before, so didn't realise we had to do so much.0 -
the more you can provide - the cheaper it will be - if you dont take them in for her, it will cost you £180 per hour for her to track them down - no brainer in my view !!!!0

Yeh - put it like that and I understand.Luckily we have everything "here" stashed away in dusty old files. I'm just new to selling to its a learning curve!

keep the camomile tea handy and occasionally even a bottle of gin - it will help.... selling a house is a very stressful business.
if i ever decide to do sell a place i am living in (I am in rented right now, renting my own place out) - i will have block viewings twice weekly when i am out - with the agents doing the viewings - lets make them earn their thousdands of pounds of fees....0 -

Funnily enough where we are (in London) agents always do the viewings. Its a given I think here for larger agencies. But as we are not buying too its taken the heat off a little as our chain is just us and the buyer.
p.s I'm a jack daniels person. the other half is on the gin though0
