    Hi everyone! What a difference 24 hours makes! As promised here is the update!

    EA rang me today and asked for a better offer again, I tried to take all advise from what I had heard here and asked a lot more questions, she wasn't keen on giving me any clues - which I can understand, but I knew that I would have to make it clear I was serious so I raised my offer 5k. She took it away and came back with a figure the seller wanted, it was another 2.5k on my latest offer so a 7.5k higher on the "borderline offensive" original, but still a good 11k less than the asking price.

    We've agreed on the price now, I know there is still a long way to go! But at the moment I'm in a daze! I was prepared to go a little higher if need be, but I am chuffed to bits!

    Just wanted to thank you all for the input! Every case is different but the advise given here was fantastic, and I have no doubt that the influence lead to the sale progressing rapidly, and at a price we are happy with!

    Right, now for the avoidance of the gazumping!! ha!

  • 11k off the asking price ?? how much was the house up for ?? so your original offer was 17.5k lower, thats not a bad place to start at all assuming its a £200k house.

    i suspect the original offer was no where near "borderline offensive".
