Boiler

Hi all,

I'm looking at buying a property that is viewed as being uninhabitable by certain lenders. This is based upon having no hot water and heating. There used to be a boiler in the house (well it's still there just disconnected). The seller will not cover any costs to make it in a habitable state, though we have discussed the opportunity of myself paying for certain work necessary (the vendor is a company, not a homeowner).

Would it be possible to install a new boiler on the old pipework - I know that's a bit of a general question and probably very possible - perhaps I mean is it wise to install a new boiler on old pipework? Basically I wouldn't want to install a nice new expensive boiler only for it to become out of action through picking up anything (rubbish) in the current system if that makes sense.

It may be cheaper and possible for a heating engineer to fix the current boiler - that may be a more ideal situation to get the property deemed as habitable.Not sure if this will be possible or not.

The problem being I don't have the keys to the property as well so it makes it a bit difficult at the moment.

    if you fit a new boiler you will need to get the system flushed to get all the crap out then when new boiler is fitted make sure your gas fitter uses an inhibetor on the new boiler this should be fine depending the old pipework isnt really old

    The guy I have in mind to do the work is good. He sorted out my folks place. He knows his stuff and talked me through a lot of bits and bobs as I gave him a bit of a hand with humping and dumping stuff. He definitely used the inhibitor stuff and flushed the system out. I'd like to use him again as he was very reliable and certainly knew his stuff - time served.

    Yeah. Now I need to think about what bolier to go with. It's difficult not having the keys to the place as I can't quite show him without access. Is there a cheap way of doing this? i.e. could I use a second hand boiler to install? ...though maybe this is a false economy as when I move in I would want a decent piece of kit. The risk is the mortgage lender deeming the property as uninhabitable after installing a nice new boiler... that won't be fun. :o

    I think so. I'll have to get a quote from him and some others. Just found out a guy I used to know is now also Corgi registered - not sure how good he is though.
