    Bit of an update.

    Regarding the risk of putting in a boiler. This looks like it shouldn't be the case now. I got my Gas Safe engineer to come and take a look at the property with me today. (Vendor allowed the EA to sign out the keys to us, which was great as we could have a good look around and chat about possibilities). He checked the Gas Supply, then inspected the boiler.

    Turns out the boiler does work! To the 'normal' person it looks totaly past it's life - but this is not the case. He has signed this on one of his business cards which I have passed a copy onto the EA.

    I sourced the following criteria from the mortgage lender - which my broker confirmed was the lending criteria:

    Habitable means the property must have:
    water - yes it does.
    drainage & electricity connected - yes it does
    have kitchen sink - yes it does (though waste pipe needs connecting and sink plug)
    hot water -yes it does, (though the gas is switched off)
    bath or shower - yes it does (bath)
    and WC - yes
    it does.

    On paper terms the house passes the lending criteria - however it depends what the valuer looks for on the day. I would hope they look at it in black and white terms. I am also hoping to be there during the visit, so I can discuss any issues (such as the boiler). We'll see what happens.

    On a side note, my gas engineer was shocked at how poor the workmanship was. Pipes are all over the place. The guage of pipe that has been used is tiny - it's basically bodged all over. I had counted for a whole new system anyway.
