How long can I use my HIP for?

Hello everyone,

I have a HIP from June 2008 and I wondered if it could still be used in 2009.

I can't find a date on the HIP, only the dates of the surveys inside. The first was completed on 23 June 08 and the last on the 30th June. The house was then put on the market for two months without success, so I rented it out.

I'm now wanting to get it back on the market again - the estate agents have been round today. Can I still use the old HIP? Nothing has changed in the property since the original HIP was commissioned.

Many thanks.

RT

i think they are only valid for 6 months.. particularly the searches.. it caused a problem in our chain coz the searches were 1 week out of date... the people up the chain had to take out an indemnity policy otherwise their lenders refused to go ahead...

The HIP is valid for one year after you remove the property from the market. So, if I've worked this out correctly, you took it off the market around August last year? If so, you do not need another HIP and all documents within the HIP are protected (timewise). The HIP will continue to be valid for the lifetime that your property is marketed (continuously).
  • thanks Evee2000,

any idea where I can find that info on an official website?

Under the heading 'How Long Does a HIP Last For' - the second bullet point applies to your scenario.

when we put ours back on the market we were advised the hip was valid for twelve months from the date it was done for most of it and the energy report was valid for three years.
