When do you see the HIPs?

I read somewhere that its useful to see the HIPs before viewing, as it helps with questions to ask during the view.

Someone told me that HIPs are shown at the discretion of the EA, only of they think you are a serious buyer, and have a mortgage offer in principle.

Ive also read that although the HIPs have to be 'made available' to potential buyers, they are rarely viewed by the buyer themselves as a document, but just sent from the EA to the solicitor when the sale is progressing.

Anyone got any advice about this please?

    Phone the estate agents and tell them to email it to you. If they print it out for you there could possibly be a charge.

    I have found estate agents are only to willing to email it as it is less work for them to do;)

    Once the EA has estbalished you are seriously looking even if you are not making an appointment to view they should provide the HIPS.

    As an agent it is not worth the aggro trying to impose strict conditions as it it only p1sses people off. And as it costs nothing to email I see no problems.

    However I know some agents can be bloody awkward - probably for the sake of their own pompousness!!"

    Thye shoul email it to you no problems.. some have a link to it on their website. They dont print them out as they are about an inch thick sometimes and its a waste of paper, but you get a printed copy of it from the solicitors if you decide to go ahead..

    I asked to see the HIP after I made an offer. I think it is a good idea to see it before, then you could ask questions esp if they have extension about planning permission and building regulations etc.

    The house we are buying, we viewed it and liked it and were considering going for a 2nd viewing, so I asked for the HIP pack, and it was emailed out to me. Once I had read through that, we arranged the 2nd viewing.

    Someone at work is looking houses at the moment, and requested a HIP from an estate agent. They were told they could email it out, or a paper copy would cost £26! :eek:

    They agreed to the emailed version.
