    Sounds like they've been reading too many 'green shoots' stories recently.

    You'll have the last laugh - you'll find somewhere better and they'll never get another offer to match yours, let alone up it, if they've had nothing in 9 months at a lower price...

    Some people's greed/stupidity knows no bounds.

    Presumably they reckoned you wouldn't pull out whatever. They appear to think the market is back in 2007. Have they not noticed the 20% falls???!

    Yes we are human and sometimes we are the bearers of bad news to both sellers and buyers at different times. Yet we manage to attract all the blame. Mmmm not quite worked that one out when we are not.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Well, they accepted £208k. So now they want more to near their asking price. You might think this is a low offer from us - however they still accepted this formally by letter! That is the principle!! And bearing in mind, there were no other interested parties in this house, during the time it came on to market since the end of last year!!! No offers made on it- other than ours.

    Why they suddenly think there will be a surge of people rushing to buy their house at £226k NOW is what I don't get. (since there was no-one interested before!!)

    The agent did say the sellers contacted 2 other local EA's to get their valuations of their house, and both EA's seemed to think they can sell their house for much more than the asking price! Like the region of £235-245k!!!! Good luck to them!!

    They must think they are practically "giving their house" away at £208k!!!!

    Personally, Id play it the other way, and tell them youve thought about it and you are willing to pay an additional 15k get them to accept it. Lay it on thick- you cant bear to walk away from your dream house etc.

    Then string them along for as long as you can stand, then pull out cos you found something a lot nicer for a lot less ;)

    Don't worry too much as there are many on this board who depending on which side they are (buyer or seller) have no qualms about doing this. That is not to say I agree as I don't and folks on here often say it is the agenst who are cheaters:confused:

    At the end of the day, I know that we have done nothing wrong....so I can sleep at night!!!!

    £208k on a house up for £226k is very reasonable. Its only 8% under the asking price and the house has been on the market over 6 months after all.

    I think they're deluded if they think an offer of at least £225k is going to come in. Regardless what those estate agents say, if it couldnt sell for £240k 6 months ago it certainly wont now!
  • Im a 1st time seller and cant get my head around how the seller of this home can agree a price, and then raise it by 17k. Either they are stupid or gazumping has happened !

    When i spoke to my buyer and agreed a price i even guaranteed that even if a higher offer came up i would not gazump them. Some would call me silly , but my word is my bond.

    Its a shame this person who started this thread did not become interested in a property being sold by someone like me.

    Funnily enough i dropped the price by 17k !

    Im now at the stage where his mortgage people will be carrying out the survey they do for valuation and the property state.

    Even tho the estate agents sign says sold on it ive still had interested parties.

    £226k for a 3 bed ex local in Abingdon?!?! Are they serious??? You can buy a nice 3 bed in Oxford for not much more than that!

    No. 32 (another semi on same street) sold for £219k in November 2007, and prices have dropped a lot in Abingdon since then!
