Cheapest place for HIPS?

We are thinking of selling our property and have been told that we need a HIP before we can even talk to a potential buyer!

We have been told of around 5 different HIP places to get one of these, ranging from £100-150 on the internet, to £400 from other places, including the Estate Agents themselves?!

Some have said that these are a pointless waste of time, and as they are all the same go for the cheapest internet one....

Anybody have any thoughts???

Cheapest place to get these without being ripped off??:confused:

    Nearly every question, every day, has been discussed umpteen times before. So would you answer all posters with their queries in the same way:confused:
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    why not, if someone wants factual info then the search function gets it for
    them, on the other hand if they want an opinion then no, because the answer would be specific to their case.

    To save them (and you !) repeating, I've done the work for them in case its too much, for example this thread updated 15 days ago

    We must beg to differ as I answer posts, on a regular basis, on factual matters trying to help people and to save repeating myself I use copy and paste from a word doc I keep. Your link is so old it probably has advice which may now be very out of date. Some HIPs providers are no longer in business so up to date advice is essential.

    Nearly all my posts are on this board offering advice but when I ask for it, usually on other boards, I get mad when I am told to search or Google.

    There would be NO forums on the net if everyone took the same view as you - so sorry don't agree.

    We had a "little problem" with the EA provided Hip, our solicitor said "numerous" things were wrong with it. It seems that there is a minmum req't for hips and the cheapest do just this, We are told that a solicitor knows what they would need and therefore produce a hip that covers all of these eventualities.

    I Imagine it is the same as an MOT testing station:

    THey are supposed to all be the same but some are less thorough than others 'cos they can then do more and get more pay'ts

    Our HIP was a couple of hundred last year. We got ours thru the EA.

    There is a lot of grumbling that they're useless, but i think these mainly come from older generations who dont like change. If you actually read the HIP, it's very useful and can save you loads of time and money by making you aware of certain issues i.e. drainage locations and the properties responsibilty for drainage etc.

    We looked at two houses next to each other and the HIPs brought up some very interesting differences. The energy ratings are also very handy; why would you buy an 'E' energy efficiency rated property against an 'A', when the heating costs etc will be massivly less in the 'A' than they would in the 'E'?

    Credit Card (A&L) -[STRIKE] £2300 -[/STRIKE] £1200
    Santander Credit Card - [STRIKE]£1400[/STRIKE] £1100
    [STRIKE]OD - A&L - £1300[/STRIKE] GONE!!!
