    Not quite, because even if the term *had* been valid during the Fixed Term, it would still make no difference. :smiley: We've already shown that law states clearly that "determination" under a periodic statutory agreement *is* not dictated by any previous tenancy agreement terms. The LL, her LA, her solicitor, her best mate who "knows", can parrot out their personal view as much as they like. They are quite simply wrong.

    I've sent her a message explaining once Homelet confirm the reference has been received from her, she may proceed with the viewings on Thursday.

    I expect her to bark back at me about I can't say no as she has given 24 hours notice. If she does i'll advise her that term from the previous contract is about as valid as her 2 months notice.

    dont forget to ask homelet what it says before you let the viewings in ........

    you are entitled to ask for copies of any credit checks, references which are obtained by an agent who you have paid to do so

    Just a quick update for anyone interested. Received a long email from her the other day as we're due to move out tomorrow. Reads more like a list of demands!

    However, funny enough it doesnt mention the notice period or her making a claim if we dont serve 2 months notice

    i hope the move goes well - DO make sure you get a signed inventory tomorrow as to condition - otherwise she will try to screw you - did you both sign an inventory when you moved in ?

    Yeah we've got a signed inventory from when we moved in.

    I expect the checkout to be a nightmare, i assume i'm ok to play hard ball only enter in to discussion about items and things actually stated on the orginal inventory?

    Man, your LL sounds awful......good luck with the checkout tomorrow!

    Just make sure you take heaps of pictures when you move out :)

    The checkout didnt go too great (as expected), general rude unprofessional attitude but i expected that and kept my cool.

    The main issue that has arisen is that the kitchen sink appears to be marked, I believe this could have been when the oven tray was washed in there. She is claiming that this is permanent damage where as i believe this could be repaired/removed.

    I just got a voice mail from her saying she had spoke to an expert in B&Q (really?) she had tried some stuff from there and it hadnt worked, she has since spoke to the manufacturer of the sink who are sending her some stuff out to try. I'm expected to pay for these, regardless of if they work.

    I am a fair enough person to want a fair outcome to this for the both of us, but i am a bit annoyed that she buying things and trying it and expecting me to automatically foot the bill.

    Anyway the stuff from the manufacturer arrives Thursday, she will call me Friday to let me know the outcome.

    What can she claim regarding this damage if it can't be removed?
