damp advice - what to do now!!

Options
Hi all

Heres my familys problem

Background

13/05/09 last visited front bedroom, as broke ankle and have slept downstairs until 22/06/09

went to bedroom yesterday as going back to work and needed work clothes, and found that the bedroom had suffered water damage from somewhere. Front Walls and side facing walls are damp to touch although some staining suggesting partial dryout. Some wallpaper hanging off and the plaster underneath the walls is coming away.

Contacted insurers and are awaiting a response but told to get roofers in to make temp emergency repair if necessary, plus quotes and causes etc

Have had first roofer in and been told that some tiles (2/3 missing) and bit of flashing come away from chimney ......but that this wouldnt have caused the extent of the damp he saw in the bedroom. In fact he said roof in otherwise good condition.

Where do i go to now? please, as where else could the water have appeared from if not the roof? Roofer said maybe the water could be getting into and down the rendering but wasnt an expert on this ......

Do i need a builder ( maybe problem with guttering?? ) Can anyone offer some ideas, please......or do i need a surveyor?......

Any replies would be really appreciated, so thank you in advance.

Try here - http://www.property-care.org/. I had a survey from a BWPDA member when buying my house as the normal survey identified high damp meter readings. He concluded there wasn't any problem apart from a drippy stop tap, which was then replaced.

Look for a consultant/surveyor in your area and ask them to come round and assess the problem. They will then write up a report detailing what the cause of the problem is. Hopefully you can pass this to your insurer who will get one of their approved builders to undertake the work or get quotes for the specified work.

    Good luck

p.s. I used this surveyor http://www.pdoyle.net/ - good explanations on website which should give you some questions to ask when you call people in your area
