Out of curiousity I've just searched nethouseprices for my own street (I don't live a million miles from your flat, my postcode also begins CM).
The stunning thing is the lack of transactions. My street has 200+ properties. Sales figures are:
2006 - 31 sales
2007 - 36 sales
2008 - 11 sales, last one being October
2009 - 1 sale (!)
The sole sale in 2009 was a house that sold for £170K. The same property sold for £200K in June 2008
To me this suggests (confirms) that asking prices are not in touch with reality. My guess is that sometime this year there will be a wholesale dropping of prices maybe 10-15% as people either will not or cannot afford to hang onto properties any longer. The people who suffer least will be the one's who offer realistic prices soonest.

I'm only about 20 miles from you, also in comuter land.
Round here the FTB properties have been much harder hit than more expensive ones.
I think you are selling a lovely property but at the wrong time. Not much you can do about that

@silvercar - thanks. This is exactly what I have learned. I'm incredibly fortunate to be able to take a big jump up the ladder but still want to get a vaguely reasonable price for my sale. The top of the market has been hit but nothing like the bottom. At least around our area.0

£115k for a one bed in Bishops Stortford is too high. That's why you can't sell it. The agent doesn't want you to lower the price as it affects his commision. I'm pretty sure you would sell if you reduce the price to £100k. Depends how desperate you are to sell though doesn't it.0

I suspect a lot of people visit 2-3 EAs & go with the one that gives them the highest valuation, which might lead to some EAs being reluctant to advise clients to drop prices (better to get the custom then advise the client to accept a low offer if one is made?)
Dunno if that's correct but it seem's plausible. Maybe an EA can confirm or disprove it? (if there are any left! :eek:)0 -
@joolsybools - I don't expect to achieve £115k maybe £105k though. If you look at my search link higher up I think the price is good at £115k. There is only a handful cheaper that need moderisation. Mine is in lovely condition with period fireplace and curved wall. Lovely features. I fell in love with it. (Now I hate it LOL).

If you hate it just drop the price. Or even market it yourself? £100k in your pocket is better than £0 in your pocket.0
