if I have had a survey/homebuyers report done and the seller pulls out stating that they think their house is worth more is there anyway I can claim the fees back from the seller , or in future is there an insurance that can be taken out to cover against that?

Not that I am aware of. The survey is for your benefit, to help you decide the condition of the property.0

this whole process is to full of holes , 2 sales fell through , it would be nice to be able to insure against loss of survey fees etc0
-
You're responsible for your own survey fees. if the survey comes back with a value less than what your offer is worth, you can still buy it at the amount you offered, but the bank will only lend a proportion of the survey value, you'd have to make the rest up.0

I cant buy it at all the seller has taken it off the market after accepting my offer but not before i shelled out for a survey0

If I was the seller I would offer to at least partially reimburse you, if they haven't done that they obviously don't care that you're out of pocket on their part.0

Sadly you have no comeback. All you can do is hope that this nasty unprincipled seller gets an offer on his house & either that the buyer pulls out at the last moment, leaving him high and dry or that the buyer guzzuders at the last moment.
What goes around comes around & he'll get his comeuppance in one way or another. He ought to be gratetful he'd actually found a buyer in the current housing market. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Just out of interest, did the survey come back saying the house was worth more than your offer? If not then the vendor will have a hard job getting more anyway0

no it said the price was right , they are just greedy0
