Solicitors Fees for 115k House Purchase

i paid about £650 for a solicitor in m26 for a 70k purchase price
most of the costs were fairly standard, the conveyancing was the most hassle free bit of everything thoughthings arent the way they were before, you wouldnt even recognise me anymore- not that you knew me back then

Their total quote came in at £437.50, thats some difference.It's always darkest before the dawn.

The only thing you should be looking at is the solicitors fee itself as the others are standard fees generally.
Land Registry fee should be the same from one solicitor to the next. These go up on 6 July 2009 so it might be that the "more expensive" solicitor is just a bit more on the ball about giving accurate quotes. You may find your cheaper solicitor suddenly springing this extra cost on you later on.0 -

Yeah its that kind of springing I'm wary of. If thats the only thing that can go up then fine, at least there's a reason behind it, but after following the useful link above on conveyancing quotes, many of the small print stuff to wary of was mentioned in the expensive quote, which explains alot. It wasn't in 3-4 others. Their standard fee was £395. The only one to come close to this was £320.

Hi everyone
Looking for some advice re conveyancing, hope this is a good place to post - my husband and I are buying a new build flat, we're first time buyers so don't have a clue what we're doing!
We've got a few solicitor's quotes and have gone with the middle quote as she's been recommended to us.
We've been asked for £200 up front to pay for the searches but I don't understand why - what's the point in getting an HIP with the property if we then have to pay for the same searches to be done again? I asked her to clarify her quote before we accepted and she said if the HIP covers the relevant searches she won't have to do them again, but now she says it's the mortgage company's requirements to do these searches??
We haven't got a copy of the HIP yet - the flat isn't finished yet (due in August hopefully) but as we've reserved it and given our £500 deposit to the builders should we be nagging them for it?
