Ultimately it depends on what YOU are willing to pay.
Would I be willing to pay that? no.
Why? Because I feel houses have a fair amount to drop yet, and after having looked for houses around here for my parents, I know that these sort of one off properties are falling far harder than 2-3 bed semi's.
However, looking at it as a home, I may well pay that much if I fell in love!
That one has only been on since March 2009, so 3 months, and has dropped 50k already.
I know I would never get it for 300k at the moment.
But I do feel I might next year (if it's not gone).
Falling from £495k to £450k would suggest to me that they were very optimistic to start with. I reckon you could offer £400k at the moment and they would take the offer seriously.
I know someone who's just bought a house up for £230k, was £275k, they paid £195k.0 -

i don't know but as like everything there will be good new-builds and bad new-builds - it's a matter of choice and as Graham says how much you're willing to pay for the place.0 -

If you love it for what it is rather than what its worth, give them their £400k and to hell with the expense. If not, decide whether you can stomach selling it for between 100 and 300k in 15 years time. We are at the dawn of a new reality in property prices.0 -

Do you know how much re thatching costs? Nightmare. If my eyes are not mistaken you can see telltale nibblings of mumf weevils in the lessings (tech term). Those little !!!!!!s are a pain to shift. You have to soak the whole roof in a highly toxic and inflammable weevil eradicant, and be careful not to smoke, use oven, etc. for a period of about three months. Even then the little sods can hide out in other parts such as cushions, brushes, wigs. You're not allowed to just replace the roof because of environmental concerns.
Ask the estate agent, and try knocking off fifty k for the weevil problem. Watch the look on his face.0 -

These questions always make me smile. It's a bit like coming on and asking:
I've met a woman I really like. She's 5'8, longish brown hair, brown eyes, pretty decent looking. Decent personality. Would you guys date her? She is thatched if that matters.
I guess that answer is that you could date the same woman in a years time for 10% less, so better off waiting and just renting until then.0 -

Actually, I'd stay clear of thatch personally. It is high maintenance and i think can effect insurance premiums. It needs replacing every 20 years or so too so is expensive. And you have to watch the open fires as you hear stories of sparks coming out of chimneys and setting the whole lot on fire! That could well be anecdotal !!!!!!!!. But its the kind of thing you get brought up on down there!0
