Saw it once before making an offer, found out it had been reduced from £125k to OIEO £100k. Knew it was worth that anyway just from looking at it, but started the carry on (negotiations) at £94k anyway. Refused quickly, however second offer of the asking price was accepted after a few hours.
Have been looking for nearly a year now and this is the first one that ticked the price, location and most size boxes, so very glad and impatient to move in. 2 double bedrooms, 3.70x3.20 lounge, and a kitchen smaller than my rear end but no ones first house is perfect.
Now the renovation. We need fencing in the back garden, plus a cooker and fridge, these are the absolute neccesseties. Would like to pull down front garden wall to make for off-road parking, add some kitchen units, replace lounge window with patio doors, leading onto some decking, and replace all windows to uPVC. In time maybe open plan the kitchen to lounge.
I have very rough estimates of what these cost.
Fencing - £3-400. Kitchen Units - £650. Appliances - £600. Patio Doors - £1-2,500.
Can anyone help with rough guides to replacing windows and open planning?

With regards to pulling down front wall, I don't think you can without the property owner's permission, then you have to involve the council.
With regards to the building works, go onto one of these sites where builders bid for your job...May get a good deal...quality of builder cannot be guarateed though....

The owners of the building, are the 4 flat owners. However one half of the front lawn, which the wall occupies, is all ours, so hopefully just the council need to know?0

Thanks for the positive replies - the views are very nice, although I'd like them to chop down some massive trees so we could see more of the water. Should be amazing if we get some decking leading out from the lounge too.
Any ideas on prices of the above?0
