Interesting that it's strange for these figures to be released on Saturday, don't you think ?, apparently what is even stranger is they were leaked and going to be released today. I feel it strange that these have been released at the weekend, when perhaps less people watch the news than in the week, I wonder why.
Just to add to that, I wonder if a big song and dance will be made about these figures as has been the case for the past few months............... I await what will probably be a deafening silence from the media.

Lets face facts, the Rightmove stats dont mean squat, up or down. There is no correlation whatsoever with the price asked for a property at a time like this and the achieved price.
Especially since volumes are off a cliff.
Once volumes recover, we will start to get a realistic picture of what is going on. Claiming that prices have risen without stating WHAT TYPE of properties are selling with such low volumes is meaningless; at the same time, when prices fall it is equally meaningless.
However, I know if I go out today, with my letter from the bank stating I can borrow 200K at the drop of a hat, no probs whatsoever, I can buy a house 25% off peak prices in a week. We have had 2 offers accepted recently, one later fell through as a result of chain issues, the other as a result of changing circumstances at home (namely, I know prices are going to fall much further, so why buy now)

Asking price changes indicate market sentiment. Vendors are getting excited and optimistic by the media driven recovery, and I can see large increases in initial asking prices of all new property (about 15-20% increase asking prices in the area of Nottingham I look at). These increased asking prices will lead to higher selling prices for a few months.
