Hip On private sale

Hi,
I am buying my parents house and there has been no marketing on the property whats so ever, do i assume that this sale requires no hip.

Yes, no HIP is needed but you need a EPC (Energy performance certificate)0

Is this something that would be flagged up by the solicitor or the mortgage lender.

In your case, all your parents need is a EPC, not a full HIP. Just look up local inspectors in your area (£50/£80) Pass this on to your solicitor, he will do the rest.0

We are in the process of selling to oir nieghbours privately. An EPC and a HIP is NOT needed. Solicitors in place dealing with this sale which is nearly complete.
I'm sorry, this is incorrect. From 1st October 2008, any property which is to be sold or rented (regardless if private or marketed) requires an EPC.
