Advice wanted on best way to ask new LA a few things!

We have seen a house we want to rent.
The reason we are moving is really to get somewhere bigger but also to save a bit of money. This house is £45 less a month, bigger and in a nicer area. Great when there is a baby (imminently, as in 3 weeks!!) on her way.

We really like the house, it is very large and modern but have a few issues.
It was advertised as being in immaculate condition, which it is not. It is filthy, and I mean FILTHY!
There is also a lot of junk in and around the house, like an old mattress in the yard, an old broken bed in one of the bedrooms etc.

I have rented before, but always just kind of put up and shut up with any issues if you see what I mean.
This time, as I really want to settle down and make a wee home for a few years, I want things to be right. Also because of how heavily pregnant I am I want things a bit easier!! We are only moving at such an odd time as our current LA won't let us do a rolling month, they want another years commitment or nothing, and I don't want to stay here another year, and we have to resign the lease by next Sat.

Anyhoo, what is the best way to approach the LA with regards us being interested in the house, but really wanting it to be cleaned (especially the carpets) and the rubbish taken away. Also what can we say to them with regards us wanting to freshen up some of the paint work ourselves? Obviously anywhere new I would happily clean myself before I moved my stuff in, but this place really is filthy, and I beleive in need of a professional clean.

The guy who showed us round was useless, he had never even been to the house himself before and told us he was just a man with keys, so to approach the agents office with queries.

I want to be taken seriously but not come across as cheeky if that makes any sense?

    Just ask for all you want to be done and you'll rent it. If not then you walk away. Simple really.


    However - I would be more worried that the property is as filthy as you say in the fist place. Might indicate that the LL and/or LA really don't give a stuff.

    I know, that does worry me a bit about it being so dirty, and the place has only been empty 3 weeks! But if I am honest we are happy being left to our own devices in terms of fixing places up if we have problems as my OH's dad is a builder so if they do leave us to it, I don't mind so much.

    It's just that I feel the house should be better presented for moving in, but don't want to come across as cheeky.

    I think I just have to ask them for what I want and see how I get on.

    Don't go about it as if the EA is doing you a favour - they need tenants to rent properties. I would firmly (but politely) put your points across. If it doesn't seem to be getting anywhere then tell try elsewhere.
