    As indicated before, landlords can't charge for fair wear and tear and this excludes things like rips, stains, burns (basically any damage that occurs by negligence or accident) and can be defined approximately as natural deterioration under normal usage (such as the colour fading from curtains, carpets thinning around doorways, for example).

    They also can't charge new costs for old items and have to take into account their original age and condition.

    Did you sign an inventory? My understanding is that this is key for a landlord to prove that the tenant was responsible for any changes in the condition of the property at check-out. If an inventory is in place, it makes it easier to challenge because the landlord lacks the proof.
