We all know that ISTL's in Scotland, where prices lag the rest of the UK,
I guess as well as lagging, they also precede the rest of the UK as well.
As I showed during the house price correction of the early 90's where my VI area in Scotland fully recovered it's drops within one year and before the UK prices started to recover

Now, does the area lag, precede or act uniquely as does each and every local area.
These individual unique areas contribute to making up the UK average
however, I cannot buy a UK average property in my unique individual area:wall:

Most of us don't really care about your individual area
It effects no one but you. The average effects ALL of us. You will always win the argument on your local area, by default.0 -
Part of the reason I like you ISTL is because we can always agree - I couldn't care less what prices do in Scotland, any more than prices in Mozambique, as I am never ever likely to want to live there. So you can have your eternally rising prices and your unique area, and I can just not care because it's never ever going to impact on the UK as a whole.
In fact, it benefits us, as the indices are based on average rises/falls - so if Scotland is still rising, but the average is still falling, that means the rest of the UK has to have fallen even more to balance out Scotland.0 -

You are correct though, prices in this area do not bother you, as does I guess, Manchester, Liverpool, Leeds, Norwich, Swansea etc etc etc.
So why so bothered about the UK average. It contains the majority of areas that your not interested in, probably at a guess eassily 99.9% of the areas you are not interested in.
Please also remember, the LR indices only covers England and Wales. It does not include Scotland:wall:

Actually, it affects me and everyone else who is interested in that area.
This may not be you, nor many others.
Likewise, I am not overly interested in your area.
My reply was to a misconception being placed by someone not interested in my area and stating a myth about my area.
the overall point though is that everyone needs to be focused on the area(s) they are interested in. The UK average could be misleading for your personal interests.:wall:

How interesting.
House prices in the rest of England do bother me - I do have friends/family living in lots of different areas and lived briefly up north myself. Plus the ripple effect spreads out, but only so far. Scotland being well beyond commuting distance, it's off my radar.0 -

Very true, always very interested to pick up interesting and usefult knowledge.
The baby is doing great and so is Mrs ISTL.
He's so cute and really seems to be developing at such an alarming rate.
Bet it won't be long till he's running around causing amok.
We are so lucky, every time he see's me I get the biggest grin.
