No, you've lost me - that appears to apply to all of greater london v all of england.

I was thinking a bit more specific.

Where is this utopia where house prices are still at peak levels?

do your own research - it's on the LR website as you can see.

you can do London, do metropolitan areas, do what you like.

i've learnt from experience that some posters (you) do not see what is in front of them and prefer to be in denial of facts.

    No, you tell me.

I suspect that this utopia is just that.

"The word comes from Greek: οὐ, "not", and τόπος, "place", indicating that More was utilizing the concept as allegory and did not consider such an ideal place to be realistically possible."

it's on post 29 further up - graph from the Land Registry.

don't forget it's an average - some will be much less but others will be holding their value above that Jan 2007 value.

My area is the same chucky.
On average still higher than Jan 07.

    Aberdeenshire
    http://www.ros.gov.uk/pdfs/la_jan07.pdf = £158,207

    http://www.ros.gov.uk/pdfs/la_apr_09.pdf = £178,486

My VI area is pretty close

    Aberdeen
    http://www.ros.gov.uk/pdfs/la_jan07.pdf = £148,488

    http://www.ros.gov.uk/pdfs/la_apr_09.pdf = £154,670

ISTL - with the greatest respect to you it's not even worth showing these figures because the obtuseness of some people will deny that it is true and will carry on in ignorance.

for those who would like further information, here are the contact details
    http://www1.landregistry.gov.uk/contact/form/

for other who were stuck with "obtuseness" - here's the meaning

    obtuseness
    1. not quick or alert in perception, feeling, or intellect; not sensitive or observant; dull.
    2. not sharp, acute, or pointed; blunt in form.

I was in a similar position to you, my lender didn't even mention the current value of my place, they just gave me another deal. (Abbey, fyi).

Phone them up and see what they offer. They may ask you to make a capital repayment to clear some of the debt, which isn't necessarily a bad thing if you can afford it.

There was an article recently telling us that home owners in negative equity are actually getting better deals than those that aren't.

Some lenders will even pay some debt off for you!

What I'm saying is, you won't know until you phone, and once you know what your situation is for definite, you'll feel a bit calmer. I did anyway.

Interesting - thanks, I'll call them tomorrow and see what they say! :T

    What's your point?

January 07 was not even the start of the crash. They rose for several months after Jan 07.

When they are at Jan 06 prices, you gonna do the same?
