Energy performance certificates for rented properties

Hello,

I am the wife of a reluctant landlord. My husband bought a house before I knew him which he did live in for a couple of years before he had to move to London for work. When we wanted to sell it at the beginning of 2008, we paid for a HIPS pack, the house didn't sell and we rented it out.

Our tenants are moving out and our letting agent has said we need an EPC. The hips pack we had made has an EPC. The HIPS pack was put together through Coutrywide Surveyors via the estate agent, part of the Coutrywide chain. Apparently the EPC is valid for 3 years.

I have spoken with the Derby office of countrywide to ask them to issue a hard copy of the EPC, as we only have a copy bound as part of our HIPS pack. The lady in the office says she is not sure if they can do that and we may have to get another one done, she is looking into it and calling me back.

If it can't be reissued this seems like a big money making scam. The annoying thing is we have a new tenant already lined up and I doubt the EPC would in any way change their mind about taking the property so it all feels like a beurocratic box ticking exercise.

Please don't get me wrong, I am not against the EPC itself and tenants should be able to know how energy efficient a house is before they take it on.

Does anybody know if I can just photocopy the EPC out of my HIPS pack? Would this be valid?

    An EPC is valid for 3 years with a hip, though is valid for 10 years if it's for rental EPC, don't know why. By law now you have to have an EPC on a letting property before you even show a prospective tenant round.

    The HIP is yours legally as you commissioned it and paid for it, be firm with them

    Photocopy the EPC out of the HIPS pack. What is stopping you?

    You are required to have an EPC before you advertise the property for sale. You have an EPC. If anyone wants to see it (no tenant will) you can show them the original if they are really, really desperate (£10 to your nominated, agreed, charity if anyone does). Otherwise make copies if needed.

    You can't use photocopies, but you can just create a graph for advertising http://epcgraph.uksv.net/ just input the numbers and save a copy. Advice from carlsberggal re the EPC being valid for 10 years for rental properties is spot on.

    All EPCs have to be lodged in a central database. Find the RRN number from the top of the EPC and search for it on the database here:

    You can now save and print your own original copy.
