I have had valuations and was wondering in practice how many of you succesfully renegotiate the fees?

My preferred agent is of course the most expensive. (They are 1.5% of the sale btw)

My mate did recently and got his fees dropped by just under £100 - not bad for a few conversations...

I agree that an agency is as good as the people within it, but people know their true value and if they are good they can charge more. It's a simple fact of life, if you are good at something you get rewarded at a higher rate than those who aren't so good. It is the same in any walk of life, any job and any profession.
This only holds true if a potential customer 1) knows they are so wonderful, and 2) has little other choice. Unless you are a regular user of EAs you have little chance of knowing how good the agency is. In my world I’m not sure anyone is worth fifteen times another. I’d make an exception for Sir Fred Goodwin though.

Doozergirl – I entirely endorse your post #56. Well said! (same goes for #61)

Thanks for your polite and thoughtful response chickmug at #57. It’s as you say, horses for courses.

So far for me it’s £172 for the HIP, and £432 for the EA service, paid in full, no commission to follow. The final bit is £249+vat for the conveyancing. I have a viewing tonight, booked within two hours of it hitting Rightmove.

I’m surprised to see any MSE posters enthusiastic to defend 10 to 15 times the price for any service. Maybe I’m wrong in going for Housenetwork, but my buyers will definitely be internet savvy. I will report back on my experience, good or bad.
