    Hi all thanks for the comments - a friend works in the industry and has done some research, this morning has given me an up to date valuation based on recent surveys and sales in the area for similar properties, putting it at £160k ish. Plus I guess that average would be for a standard property, not one that needs so much work... As it's not our 1st choice of location and needs work, we don't mind if we don't get it, so will prob consider something along those lines as it's based on recent figures. If they can't proceed on that basis it will be unfortunate, but we can't get into negative equity just because of pity... It could be that another FTB would pay more, but also could be the market has more to fall, so they might think about it over the weekend and we will see what happens next week...
