hi , i have just completed a mutual exchange (2 weeks ago) the fence to the left hand side of the back garden is in a bad state, this wasnt obvious when i viewed the house as the garden was very overgrown and wild with bushes & ivy approx 2 and a half foot in depth and some reaching 5-6 ft tall, i have now cut it all back and discovered that the high fence is broken and the posts are also rotten at the bottom , on the other side of the fence is a path way and then the road , i have reported this to my housing association and they said as it was a mutual exchange its my responsiblitie ! however they are sending out an inspector to look at the damage . i have already put up a new fence on the right hand side of the garden as it was it was broken aswell , but i think as the other side of the garden is a boundary fence its the housing assocation thats responsible . i would appreciate some information of who's responsiblity this is .

Not true I'm afraid. Every house is different & the only way to know which side is your responsibility is to check your deeds. Sometimes deeds won't indicate which side is your responsibility/boundary & then it's usually down to one or the other of the neighbours having taken responsibilty for a particular side for it to become future owner's responsibility.
Some fences have a shared responsibilty, usually indicated as above in deeds, Again sometimes with neighbours assuming joint responsibilty for fences where there is no indication of owner of fence. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -

Yep totally incorrect, I replaced the fence down the left hand side as the previous owner had done the same, we both got it wrong, ours is the right hand side.
Only sure way is to look at the deeds.0 -
As it’s a HA house I’d have thought they are responsible for repairs needed due to old age and just general wear and tear.0

I think you have answered your own question. "Who repairs my fence".
I do not think that there are any hard and fast rules. If the absence of a fence bothers someone then they repair it for their own convenience or peace of mind. Even if it is someone else's fence I doubt whether there is any way of forcing them to repair/replace it.
I have just replaced several panels of the fence at the bottom of my garden. It is not my fence, but it was me who wanted it to be repaired.I can afford anything that I want.
Just so long as I don't want much.0
