hypothetical question that could happen

I currently own a house in one place and rent out one room but I may be moving to another place and buying one there. As this is will be my new place of living does this mean that my lodger now has to become a tenant and any new people have to become tenants and if they are tenants can I still use the spare room on the odd occasion I come back to my original city (the box room) without hassle?

Or as they have seperate contracts does it mean they are something else

I hope that makes sense?

    You will need to tell your lender that you are switching main residence. They will convert your first property into a buy-to-let mortgage, leaving you able to get a fresh mortgage on the second one, as your main residence.

    What rooms of which house you choose to use, is between you and your lodger, or any future tenants.

    If you don't live there, the lodger becomes a tenant, with much stronger rights. If you move other people in too, the house may fall into the 'House of multiple occupation ' catagory - lots of nasty implications there.

    Go over to Landlord zone for more expert advice, and be careful.
