What stage am i at ?

Viewing done.
Offer accepted.
Estate Agents done paperwork.
Both parties have instructed solicitors.
Their mortgage is completed.
A mortgage survey and valuation is arranged.

Whats the next stages if all goes Ok with the valuation {fingers crossed}?

    If the survey is ok and throws out no unexpected nasties, your mortgage offer will be sent out to you and your solicitor, then you will get searches etc done, then you can exchange, then you complete. Obviously there's a lot of work that goes in at your solicitor's end...but (s)he can deal with that.

    Not buying another home, just selling.

    After valuation is done is it contracts next etc

    I'd be surprised if their mortgage is completed if the mortgage survey has not been done yet. They will have a mortgage in principal only.

    You will probably get lots of silly phone calls from solicitors saying they need indemnity insurance for this, that, and the other, regardless of whether they are ever likely to claim. Only you can decide to what extent you are willing to grease the legal wheels to keep things moving, or at what stage you say f**k it, the house is what it is, take it or leave it.

    we are a little in front of you we have had the surveys done and our mortgage company have confirmed we will have our written acceptance or rejection by end of this week (about 1 week after valuation) Our solicitors have alreayd created draft contracts that have been sent to the other solicitors to keep things moving and to pick up any problems early (Check with your solicitor i they have done this). Once the full mortgage offer is in place your solicitor should be able to give an approx exchange and completition date.

    Just keep onto the solicitors and EA to keep the pressure on as they dont get paid till you complete.

    Also just make sure that you have all garantees and certificates if not order them now as they will need them.
