It varies. Some will undertake comprehensive screening through a service like Tenantverify.co.uk which involves a credit check and taking up current employer references to verify the salary, plus landlord references and check your previous addresses via the electoral register, check that you don't have CCJs/bankruptcy.
Others may ask for (sometimes in addition) copies of recent bank statements, payslips and photo ID.
The point is to check that you can afford the rent, according to the measures.0 -
Hi guys, just a quick follow-up.
So i realise that bank statement/pay-slip checks are pretty common place across the board.
However, I am still unwilling to disclose such in-depth financial info. and wondered if, as a substitute, the policy on using a named guarantor? Said guarantor would be willing to divulge all necessary information and be subject to any required checks etc.
Would this be an option ??

Not sure if I've missed something here. Are you saying that you, the potential renter, aren't prepared to divulge "such sensitive and confidential information" but you expect your guarantor to do so?

that sucks that landlords/LA's are turning down people strictly on the basis that they are uneasy about disclosing such sensitive and confidential information...
Isn't there ANY way around it?
I thought the guarantor idea would have sufficed in most cases???
And they as the landlord are trusting you as the tennant that you will pay your rent on time so they in turn can pay their mortgage on the place you want to call home. They carry out the checks for your benefit as much as theirs, would you want to become suddenly homeless when then bailifs and bank move in to sell it when the mortgage is not paid?
Is your banking information so sensitve that you can not show it? Unless you have a ponzi scheme or tax evasion going on that would be uncovered by showing your bank statement or pay slips, what on earth is so sensitve about them that you do not want to show them to secure yourself a home? It's not like you'd be giving them to the bum down the street to do with what he wants.0 -

It's always tough to find a landlord who accepts LHA\HB, I'm told it's easier now days due to the 'R' word, but once it was near impossible.
Anyway if you go through a letting agents you're going to need a guarantor as they will not accept any LHA and will reference you.
This leaves you with two options. Approach landlords and tell them about your on LHA. Some of them will be happy if they sense your a good character. Failing that, you can find a slightly more low market landlord who will just ask you where you work and not bother with any checks....especially if it's shared accommodation or they're desperate to let it out.0
