Selling our BTL in this economic recession... how's that for on topic?

    I kinda glossed over this comment, but we've had 11 viewings since it went on the market on Monday and had an asking price offer today (which we've accepted, obviously). Part of me is worried that we've under priced it now, but 3-bed houses down our street have sold for less than ours and a two bed sold recently down our road for £104k (exactly the same upstairs, but much smaller downstairs). We loved this house and wanted it and, because of a number of factors, paid over the odds. But that's life really and it doesn't keep me awake at night because we still didn't over stretch ourselves.

    So still in a bit of shock really, but not getting excited as we all know what the mortgage market is like at the moment, so this is just hurdle one in getting it sold. The couple are FTBers and, apparently, have deposit, mortgage and solictitors ready to so, so fingers crossed it will be okay.

    My first thought is that we're paying our estate agents a four figure sum to show 11 people around a house and make a couple of phone calls. But hey, I guess that's what you pay them for.

    If the sale does go through it will be interesting to see in 12 months time whether the people who bought it look smart as FTBers, as prices have really stablised or gone up, or whether we've sold on that bull trap part of that over-used graph that many of you lot w*nk over at night.

    Maybe it's just our house (and I know that one swallow does not a summer make, or whatever the prhase is), but the housing market in our area certainly seems alive and well if our experience is anything to go by.

    Congratulations and hope all goes through smoothly. Did laugh at graph !!!!!!!

    My guess is that they'll be happy FTB in a lovely new home but it will be worth ~ 10% less.

    Well done Cleaver, it does sound like an active market at present round your way, or maybe your property really ticks some boxes. Once those papers are signed, or whatever the process is, you can put that sale out of your mind and get on with something more interesting than the housing market. Far far better than pricing too high, and waiting while two years worth of numpties traipse through your property and your life.

    Maybe, as well as your wit, charm and intelligence, you are also one lucky sod.

    Thanks for the kind words Mewbs. It's an unusual property for the area we're in and, hopefully, not pricing it stupidly high has helped. And I think being a lucky sod certainly plays a part. I guess for every seller out there you just need someone who loves your house to walk through the door.

    However, I was kinda looking forward to lots of witty tales about Estate Agents, witless buyers, meeting dodgy 'investors' etc etc, but it looks as though I won't have the opportunity now. Seems a bit of a shame. But as we've told a lot of people on here, nothing is sold until contracts are exchanged.
