What did you start and end at?
I think the best thing for you to do now, is be straight and say, no more messing around best and final offer of x, and stick to it. Have they actually said what they want and is it the full asking price? Is it competitively priced?Pawpurrs x

I have to be honest i would put the offer in writing and post it through the door of the house for sale!
my parents put a offer in through estate agents and it was never even relayed to the vendor, mum thought she chance her luck and pop it in writing to the owner and they ended up with the house they wanted for the price they wanted.

Probably the vendor's are thinking you seem very keen. More potential buyers coming next week including second viewers. What is the maximum we can get for the property? Things look favourable lets hold out for more. If another offer comes in higher they will in all probability come back to you to see whether you can beat it. I would stick and see what happens.0 -
Not knowing your full circumstances, eg, how long your lease is where you are renting amongst other factors, I'd say that you are in a great position, being FTB'yrs. Although it's easy to get carried away with properties you view, don't rush it. And don't be fooled into offering the asking price. The market is in a seasonal upward trend at the moment, which is probably why sellers currently think they can hold out for their asking price. Unless you really love the place, and think it's worth the asking price, I'd say back off. The economy will at best see prices stagnate, and if you can wait a while, will fall further.

5 offers.... you can imagine why they think you'll go up. Just say that is your final offer, they're obviously looking for the most they can get (isn't everyone?). You probably should have stuck at your 3rd of 4th offer!0

The reason we gave so many offers is that they said what the minimimum is they would be prepared to consider, we offered it, they declined, then they kept raising what they wanted..... so put us in an awkward position.0

OK from what you have said I really do urge you, do NOT make any more offers on this property, the vendors are clearly trying to squeeze you and it has worked so far. Don't let them get away with it any more!
View some other houses, sit on it, and wait for them to come to you. What will be, will be...0 -

They sound like dreadful people. They would deserve it if you walked away, found somewhere better, and they never got an offer anywhere near yours again.0 -
to be fair its only been on the market 2 weeks and they ahve other viewings lined up including second viewings and they have you dangling on a thread, can you blame them for not accepting £5k less straight off? £5k is a lot to anyone, its a basic new kitchen in their new place, or whatever it needs... if you cant bear to lose it then you will have to up your offer, but i wouldnt yet, leave it a couple of weeks and once the initial flurry has died down, if they havent got any more offers put in your offer again for the same amount, stating once again that you are FTB and in a position to proceed. do you have your mortgage agreement in principal? that might help show you are serious..0
