Ok, so an update;
The vendor has catogorically said she would not offer anything towards the house what so ever, she thinks its valued at 165k for some reason, so I told her to poke the whole lot, and cut my losses.
1hr later the EA called me back and said hang on in there, as they think the vender is being an idiot and trying to talk her around. The EA asked me if its ok to give the vender a copy of the report as she thinks im not telling the truth about the prices and all the work needed to be done. I said yes thats ok, but beginning to think is this right? I wanted to say she should pay for her own.

I'd be more than happy to give the vendor a copy of the report... it can only help...Indecision is the key to flexibility

Maybe when she sees it in black and white she can finally accept that she's in the wrong. If she thinks about it rationally, she should realise that any potential buyer who has any kind of mortgage is going to come up against the same thing, therefore she would be quite stupid to throw one away because of it just to go through the exact same thing over and over or wait for a cash buyer willing to take a huge risk (as if)...
However, there are lots of stupid people out there....Let us know how it goes!0 -

Leave it with them. It might take a while but they'll probably realise that they aren't going to get what they want and seeing as you're reasonable, they might as well sell to you.

Yes, but if you're brave enough and she's got your back up there's no reason why you shouldn't (lets not use the word gazunder!) - I hear everyone's doing it these days

Is weird; as if people are rational then I warm to them much more and more likely to work with them, but put a barrier up and then it all becomes much harder, my management temperament coming out now.0

So, she finally agreed to knock 4.5k off the price! What I didn't realise was the the surveyor sends a copy to lender and on that it shows est cost of work needed, and the est value of the house once all the work has been done, so I may have done a good deal, or if that report shows work needed over 4.5k ive cocked up! hmm.0
